Property loan in Thailand — mortgage and sale with right of redemption
Turn the title deed you already own
intoworking capital without selling the property
Capital from the property you already own, using the title deed as security. The contract is registered at the Land Office in front of an officer.
- We start by looking at the title deed and the property itself not at your payslip (We do not pull a credit bureau report — but that does not mean every case is approved.)
- Know your real loan amount in 1-3 days · Finish at the Land Office in 3-7 days (An average we actually achieve. It depends on how complete your documents are and on the Land Office queue. It is not a guaranteed timeline.)
- Interest from 0.75% per month · Up to 70% of market value for property in Bangkok, the surrounding provinces and major cities (This is the minimum rate and the ceiling amount, not what every case receives · Rates as of 26 Sep 2026)

Detached house with land · Bangkok and surrounding provinces
A sale with right of redemption is areal transfer of ownershipat the Land Office. If you do not redeem within the term, the rights in the title deed belong to the buyer by law — If you start to fall behind, tell us before the deadline. There is always a way out. — read the plan below
4 things we do differently
Every point comes with its conditions, because we want you to be able to compare us with others for real, not to believe us just because we say so.
Renew between yourselves and we do not charge again
Pay on time, be a good borrower, and the following yearyou can renew directly with the buyer We do not charge the processing fee and loan arrangement fee (InnoHome’s broker fees) a second time — they are charged once, when we first arrange the funding.
In a year you renew between yourselves, InnoHome no longer looks after that contract · Land Office registration fees are still payable as usual.Up to 70% of market value
We appraise the value ourselves fromasking prices and prices that actually closed in the area not only the government appraisal, so the amount can reach the ceiling when the property is easy to resell
The 70% ceiling applies to property inBangkok, the surrounding provinces and major citiesthat resell easily · Other provinces or specialised property will be lower · You will know the real figure after the valuation.See the numbers and the draft contract before you decide
A summary of every costis sent to you before the transfer appointment, and thedraft contract is sent for you to read before signing day No items appear out of nowhere at the Land Office desk
If you give us complete property information from the start, the figures in the quotation and what you actually pay will differ by no more than 10% · Missing information may mean a new valuation. We help you keep the property. We are not waiting to take it.
Of the contracts we have done, the cases that had to go tolitigation are under 2% because a team follows the instalments and reminds you before each due date. Whenever you cannot carry on, we have options for you to choose from.beforethe deadline
Counted from mortgage and sale-with-right-of-redemption contracts already registered in our system, outright sales not included · See the plan for when you cannot carry on ↓ · We do not guarantee that a property will never be lost, because it also depends on the owner getting back to us.If the property is lost what happens
What happens when you default is not the same for both contracts. Please read this carefully before you sign.
Sale with right of redemption — if you do not redeem within the agreed period you do not get the property back, because ownership passed to the buyer on the day it was registered at the Land Office. From that point the rights belong to the buyer, and that is outside InnoHome’s decision.
Mortgage — the title stays in your name. But if you default on what the contract requires, the lender has the right to enforce the mortgage: a written notice giving you time to pay first, as the law requires, and then a case in court to have the property sold at public auction. While the case is still open, interest keeps running every month, so the amount owed keeps rising. In practice we begin the process once payments are two consecutive months behind. This is why we keep asking you to tell us before the due date instead of waiting until you are behind.
If you cannot redeem in time, tell us straight before the deadline and we will look for a way out, as set out below. But if the owner does not cooperate, the matter follows the rights of whichever contract you signed, as described above, and that is outside InnoHome’s decision.
Nobody wants the property to be lost — the buyer does not want to take it either
The person who put the money in wants the return agreed in the contract and the principal back. They do not want your house, because taking the property means having to sell it themselves, which takes months, costs money, and may not fetch what it was valued at. (This section describes a sale with right of redemption. With a mortgage, ownership stays in your name and the lender has to go to court before anything can be transferred.) A lost property is a bad outcome for both sides It is nobody’s profit
If you can see that you will not be able to carry on, do this
Tell us first, do not go quiet
Do not wait for the due date. Do not wait until you genuinely cannot pay — the sooner you tell us, the more options there are Message us on LINE or call. You do not need to prepare any documents. We only ask what happened and how much you can manage.
Extend the contract
If you can still pay the instalments but are not ready to redeem the lump sum, extend the contract for another term. It has to be registered at the Land Office again (Land Department fees apply). Depends on whether the buyer agrees
Find new funding to close the old contract
If the existing terms are too heavy, we look for a new investor on terms you can manage to close the existing contract. Not every case can be placed It depends on the value of the property at that time and the outstanding balance
Sell the property yourself before the contract ends
We help with the marketing and finding a buyer, using the same team and channels we use to sell property normally Selling before the deadline gets a better price than letting it go because once it is sold the contract is closed and the remainder is yours. If you let it lapse, ownership has already passed to the buyer and you will not get that difference.
What we cannot promise — said plainly
- We do not hold the rights under the contract The buyer holds the legal rights. Extending or granting leniency needs their agreement. InnoHome cannot do it on their behalf
- We do not guarantee that new funding or a sale can be arranged in time It depends on the property, the market at that time, and the time left
- If the term ends, the property is not redeemed and there is no contact back ownership belongs to the buyer by law and they have the right to act on it — that part is outside InnoHome’s control.
The only thing that makes every option disappear is silence If you get back to us, we can still find a way out together.
We tell you plainlywhich cases we can do and which we cannot
so neither side wastes time — the cases we do not take, we say so on day one. We do not leave them hanging.
We can do
- Title deed (Nor Sor 4) · Condominium unit (Or Chor 2)
- Property in every province nationwide
- Your name is on the title, or the owner agrees to co-sign
- An existing mortgage on it — considered case by case We check whether the existing mortgage can be closed at the same time
- Nor Sor 3 Kor — considered case by case
What makes a case fail
- Title documents that cannot be transferred, such as Sor Por Kor 4-01
- Property with an encumbrance that cannot be released · under legal execution
- Incomplete documents, or a co-owner who does not consent
- No plan to redeem — if it is clear that redemption will not be possible, we do not take it, because it ends with the property lost for both sides
- Paddy land · landlocked plots · plots that are more than half pond — hard to resell, so we cannot put a loan amount on them

If it cannot, we say so on day one with the reason. We do not leave it hanging and waste your time.
If it can be done, you geta valuation that lays out the numbers for all 3 routes (mortgage · sale with right of redemption · outright sale)
You see the loan amount, the monthly figure and the money that actually reaches you, before you decide — This is where we differ from others: free valuation, all the numbers, nothing hidden
The contract is made at theLand Office in front of an officer, every time
No signing between ourselves at an office or a coffee shop — the team goes with you to the Land Office of the province where the property is, every time. A Land Office officer registers it. The photos below are from real transfer days in several provinces.

Total cost per year Every baht you have to pay in one table
The costs on transfer day must match this table. Nothing appears afterwards — if it differs from this, that is our fault.
Example: a 2.8 million loan — what is deducted and what reaches you
Every deduction is in the quotation before you sign. You do not have to take extra money out of your pocket on transfer day.
This example is calculated at the starting rate of 0.75% per month, which is the minimum rate and not what every case receives · This is not a real offer · The real figures depend on the appraised value and the conditions of each property.
| Item | Example, 2.8 million | How it is calculated |
|---|---|---|
| 12 redemption payments | ฿252,000 | 0.75%/month × 12 |
| Processing fee | ฿70,000 | Deducted from the amount on transfer day |
| Loan arrangement fee | ฿70,000 | Deducted from the amount on transfer day |
| Land Office transfer fee | ฿86,800 | At the Land Department rate |
An example calculation, not an offer · Fees and rates differ with the property and the amount. The real quotation shows every amount in full before signing.
Work with us and get the numbersfor all 3 routes so you decide once and are done
The same property can be done in several ways, and they do not raise the same money — we send you the valuation for all of sale with right of redemption · mortgage · outright sale at the same time, so you can compare for yourself which is better value. Not one route offered with the claim that it is all that can be done.
An example for a property appraised at ฿4,000,000 at the starting rate of 0.75% per month —
A sale with right of redemption raises more because ownership is transferred · a mortgage raises less but ownership stays with you ·
an outright sale raises the largest lump sum but you do not get the property back
The processing fee and loan arrangement fee are charged by InnoHome as the broker, separate from the return paid to the investor — they are not the agency commission charged on an outright sale ·
The real sheet prints the property name, the title deed number and the figures of your own case, and is sent before every transfer appointment ·
This is not a real offer. The figures depend on the appraised value and the conditions of each property.
After signing, you can stillopen your own contract at any time
Every contract has its own page, opened through LINE. No password to remember, no phone call to ask how many instalments you have paid.
- How much the next instalment is and on what date and how many days are left
- How many instalments you have paid out of how many in total
- The redemption price under the contract with an explanation of why it does not fall as instalments are paid
- Advance remindersas a due date approaches, before it turns into a problem
The contract registered at the Land Office, receipts and related documents will be downloadable here, with no hunting through old chats.

Free, for the life of the contractWhat customersalways ask before deciding
After a sale with right of redemption, can I stay in the house
It is a right under the Act, not a kindness from the buyer so you do not have to wait for anyone to add it to the contract
⚠️ If anyone charges you rent or any other payment during the contract, the law treatsthat money as part of the redemption price already paid — keep proof of every payment
Applies only when the seller is a natural person and the property is a residence or agricultural land · Commercial property, or a seller that is a company, is not covered by this Act
I am blacklisted, or I have no payslip. Can it still be done
The property is in another province. Can it be done
What is the difference between a sale with right of redemption and a mortgage, and which should I choose
Sale with right of redemption — ownership is genuinely transferred to the buyer at the Land Office, and you have the right to redeem within the term. The amount is higher because the investor carries less risk
You do not have to choose today — we send you the valuation for both (plus outright sale) and you compare for yourself
What documents are needed
Why does it have to be done at the Land Office. Can it not be done at the office
What happens if the term ends and I still do not have the money to redeem
Can I redeem before the term ends. Is there a penalty
1. The amountdeducted in advance at transfer (3 months in the example on this page) is not refunded It counts as the minimum of the contract
2. If you redeem after the period deducted in advance has passed, there isa loss-of-opportunity chargefor the buyer — the Act covers the deal only when the seller is a natural person and the property is a residence or agricultural land, and it Act on Protection of People in Sale with Right of Redemption of Land for Agriculture or Residence B.E. 2562 (2019) which iscaps it at no more than 2% per year of the sale price, counted over the remaining time — more than that cannot be charged by law
The team calculates the real figure for you before every redemption appointment, so there is nothing to find out at the Land Office counter.
